New Construction Homes Coming to Coco Plum in Marathon

In this bustling real estate market, and with the 2023 build out looming on the horizon, those looking for new construction in Marathon are in luck. On August 16, 2021 the Marathon Planning Commission approved 21 new construction properties in Coco Plum by builder Guillermo Torres. The projects will be located on Pescayo Avenue and the west side of Coco Plum Drive and will include two phases. The first phase will consist of three duplexes, promised to be more on the affordable side of the market, while the remaining properties will be market value in Coco Plum - which as current listings for sale in Coco Plum show, should be well over the $1 million mark.

The commission also heard plans for building docks for the new developments. Attorneys for Torres detailed the plan, in conjunction with Shelter Bay Marine, which allows for docks running parallel to the shoreline and extending no more than five feet into the canals. Once approved by the commission, the plan will progress to receive permitting from the Army Corps of Engineers.

The residential plans presented by Torres, and approved by the planning commission seem to be well-received by local residents and will move forward to gain final approval by the Marathon City Council.

Also approved at the August 16 meeting was a permit to add a second floor to the Florida Keys Aquarium Encounters in Marathon. The addition will increase the size of its educational facility to nearly 25,000 square feet. Though conditionally approved, the plan is being actively contested by local residents - particularly the homeowner’s association of nearby Seaview Point Condos - for concerns relating to traffic patterns, parking issues, and overall neighborhood character. The final verdict will come from the Marathon City Council in the coming months.
